Letting & Management Services
We provide a comprehensive Letting and Management service, which covers the following: - In
all cases we will collect a deposit from the Tenant to safeguard against damage, which will be protected under the Deposit
Guarantee Scheme. At the end of the tenancy we will inspect the property and the costs of any work attributed to the Tenant
will be deducted from the deposit. We do advise the Tenant that they cannot assume any outstanding rent due will be deducted
from the dilapidations deposit.
- All
Tenants have to provide the equivalent of one months rent in advance as a deposit (in some cases we may request further deposits
as guarantees). Rents are collected calendar monthly (by standing order wherever possible). We will arrange, where appropriate,
for a Landlords gas safety certificate to be carried out by a CORGI registered engineer. We will also be happy to arrange,
at a competitive rate, for any required EPC to be carried out.
- We prepare comprehensive Assured
Shorthold Tenancy agreements. This type of Agreement gives the Landlord the flexibility to re-occupy the premises after the
initial term by giving the Tenant two months written notice to quit. Similarly the Tenant may terminate after the initial
fixed period by giving one months written notice. We can provide advice to either Landlords or Tenants as to their responsibilities
under the agreement.
- A written schedule of condition / inventory is prepared as required at
the start of the Tenancy. The property is then inspected on a regular 3 month basis and where necessary we provide the Landlord
with details of the state of the exterior or interior fabric of the property (along with any suggested remedial works and
estimated costs). By conducting regular inspections we are both able to deal with any defects with the property which may
be inconveniencing the Tenant and advise the Landlord at any early stage of any breaches of the Tenancy Agreement by the Tenant.

- Landlords are responsible for all repairs to the property with the exception
of breakages and damage caused by the Tenants. Our experienced and established team of reputable contractors can carry out
small repairs and (if the costs are payable by the Landlord) their charges are deducted from your account. We will always
ask for your instructions before commencing any large scale repairs.
- Detailed monthly statements
showing rent received less any costs incurred (including our management charges) are provided.
- Rent
is passed on to Landlords as quickly as possible after receipt from the Tenant. Unlike many other Agents, we do not hold onto
monies until the end of each month, earning interest on your money whilst in our Account.
- Tenants
are reminded in the Tenancy that the rent on the property must at all times come first, but unfortunately Tenants do occasionally
get into difficulties due to redundancy, illness or other reasons. We have a procedure of correspondence that is followed
after 1 weeks of arrears.

- Local advertising is also used int the form of Thanet
Times on a weekly basis
